If you are considering selling and wondering about the asking price, there are a variety of things to consider that do and don’t affect your asking price. Before meeting with your Real Estate Consultant, consider the following:
ü Motivation. Why are you selling? How motivated are you to sell?
ü Urgency. How quickly must you sell?
ü Comparables. Do you know what similar properties in the area have sold within the last six months, and if so, what type of Buyer purchased the property (i.e.: first time home buyer, single, investor, millennial, etc.)?
ü Original Cost. This does not typically affect the asking price. Price is influenced by today’s market, including economic conditions and supply and demand.
ü Personal Attachment. Buyers will purchase your home on their emotions, not yours.
ü Location. Your property’s location will influence its value.
ü Condition. The condition of the property will also influence its value.
It is important not to overprice your home when comparing to the market. Don’t be tempted to list your home with the agent who quotes the highest price. While most home Buyers may not be familiar with the process of selling a home, they do tend to be competitive shoppers and when an overpriced home lingers on the market a little too long, it may evoke feelings of concern and leave a negative impression to a Buyer. Accurate pricing (as well as great photography) is key to effectively selling your home. Our Real Estate Consultant will go through all of this with you to help pinpoint the best pricing strategy.
