ü Comparables. Do you know what similar properties in the area have sold within the last six months, and if so, what type of Buyer purchased the property (i.e.: first time home buyer, single, investor, millennial, etc.)?
ü Original Cost. This does not typically affect the asking price. Price is influenced by today’s market, including economic conditions and supply and demand.
ü Personal Attachment. Buyers will purchase your home on their emotions, not yours.
ü Location. Your property’s location will influence its value.
ü Condition. The condition of the property will also influence its value.
It is important not to overprice your home when comparing to the market. Don’t be tempted to list your home with the agent who quotes the highest price. While most home Buyers may not be familiar with the process of selling a home, they do tend to be competitive shoppers and when an overpriced home lingers on the market a little too long, it may evoke feelings of concern and leave a negative impression to a Buyer.
